The investment strategy was to acquire approximately 3.6 acres of land and 110,000 square feet of existing studio/office space and redevelop it into 290,000 square feet of creative office space for the entertainment industry.  The purchase price of the property was $13 million.  After significant work on entitlements, architectural design and leasing, the developer sold the project to the Academy of Motion Pictures Arts Science in May 2001 for use as a film restoration and archive facility.
