ROY E. DISNEY'S SHAMROCK HOLDINGS SELLS MANHATTAN BEACH STUDIOS

LOS ANGELES, Nov. 23, 2004 - Shamrock Holdings of California, Inc., the private investment vehicle for the Roy E. Disney family, has sold Manhattan Beach Studios to a prominent investment group headquartered in Southern California.

The 22-acre, state-of-the-art film campus has 14 sound stages, plus eight production office buildings and related facilities. Developed and completed in two phases by Shamrock in July 1998 and July 1999, it was the first development of its type in the region in more than 50 years. It has been home to such television hits as "Ally McBeal," "Boston Public" and "The Practice," and currently provides the settings for three of the most watched shows on television: "Boston Legal," "CSI - Miami," and "The OC."

The studio's stages have been used by Twentieth Century Fox, Warner Bros., Paramount, Sony, DreamWorks, Touchstone Pictures, Columbia Pictures, Miramax and others to shoot such major films as "Pirates of the Caribbean," "Daredevil," "Almost Famous," "Charlie's Angels II" and "Panic Room." Since its inception, the facility has been successfully managed by Raleigh Enterprises.

"Manhattan Beach Studios has played a key role in the vitality of the entertainment industry in Southern California by providing some of the area's most desirable television and filmmaking facilities," said Greg Martin, Shamrock's chief financial officer. "We are exceptionally proud of the property we developed, as well as with the completion of this very successful transaction and wish the new owner continued success with the property."
